Recent Rightmove reports suggest that the asking price has started to see a moderate 0.3% (+\u00a31,199) (1) hike starting October 2024.<\/p>\n<h2>Rising buyer interest<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.benhams.com.hk\/news\/wp-content\/uploads\/2025\/02\/Interest-rate.webp\" alt=\"Interest rate\" width=\"768\" height=\"350\" class=\"alignnone size-full wp-image-21136\" \/><\/p>\n<p>One of this year\u2019s most promising trends is the increment in buyer activity. London\u2019s real estate companies report a 17% (1) year-on-year rise in property inquiries. They also suggest a 12% rise in housing stock availability, making this the biggest surge in a decade. The two main factors contributing to this demand are expected interest rate cuts and better wages.<\/p>\n<p>For London property sellers, this demand translates into an opportunity to step foot into this market and interact with a growing pool of overseas and domestic buyers. The property momentum is shifting in a positive direction, with mortgage approvals and transactions in London touching their highest levels since 2021.<\/p>\n<h2>Stamp duty on second properties  <\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.benhams.com.hk\/news\/wp-content\/uploads\/2025\/02\/Stump-Duty.webp\" alt=\"Stump Duty\" width=\"768\" height=\"350\" class=\"alignnone size-full wp-image-21135\" \/><\/p>\n<p>The recent budget cuts have made Capital Gains Tax (CGT) rates on residential properties stand at 18% and 24% (2) despite buzz about rate increments. Investors buying additional properties for buy-to-let or vacation homes currently pay 3% to 5% stamp duty. First-time buyers are not exempt from this stamp duty requirement (3).<\/p>\n<h2>Lowering mortgage rates<\/h2>\n<p>The average rate for a 5-year (4), 75% LTV mortgage is currently 4.3% \u2014 down from 5.5% a year ago, making it the lowest rate in 15 months, according to Zoopla.
