This is because buyers were waiting for clarity on tax changes and Stamp Duty adjustments. With these uncertainties now behind us, interest rates are showing early signs of easing and property supply is more stable. London, along with parts of southern England, on the other hand, saw a slight decline due to factors like higher stock levels. <\/p>\n<p>Supply in London is currently around 8% to 15% higher than a year ago, creating better conditions for buyers and encouraging negotiation. Rightmove reports suggest that the capital city\u2019s average is \u00a3660,040, around 83% above the UK average of \u00a3364,833, proving London stands tall as a premium property market.<\/p>\n<p>Buyer activity has also increased, with agreed-upon sales up by 4% since late 2024 as investors take advantage of the price shifts.<\/p>\n<h2>Mansion Tax announcement brings certainty<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.benhams.com.hk\/news\/wp-content\/uploads\/2025\/12\/mansion-tax.webp\" alt=\"Mansion Tax\" width=\"1200\" height=\"675\" class=\"alignnone size-full wp-image-21508\" srcset=\"https:\/\/www.benhams.com.hk\/news\/wp-content\/uploads\/2025\/12\/mansion-tax.webp 1200w, https:\/\/www.benhams.com.hk\/news\/wp-content\/uploads\/2025\/12\/mansion-tax-300x169.webp 300w, https:\/\/www.benhams.com.hk\/news\/wp-content\/uploads\/2025\/12\/mansion-tax-1024x576.webp 1024w, https:\/\/www.benhams.com.hk\/news\/wp-content\/uploads\/2025\/12\/mansion-tax-768x432.webp 768w\" sizes=\"auto, (max-width: 767px) 89vw, (max-width: 1000px) 54vw, (max-width: 1071px) 543px, 580px\" \/><\/p>\n<p>There were concerns earlier in 2025 that around 210,000 homes priced above \u00a3500,000 might be subject to tax. The Autumn Statement, however, has made it clear that this will not happen. Instead, only properties priced above \u00a32 million will be subject to the new annual Mansion Tax starting April 2028.<\/p>\n<p>These figures represent a mere 0.5% of all UK properties. Annual charges for this tax start at \u00a32,500 for homes valued between \u00a32 million and \u00a32.5 million, rising to \u00a37,500 for those over \u00a35 million. <\/p>\n<h2>Price recovery expected in 2026<\/h2>\n<p>Analysts are predicting a price rise again in 2026 as buyer confidence resumes. The basic rate will then be 22%, the higher rate will be 42% and the additional rate will be 47%. This translates to around \u00a320 additional tax for every \u00a31,000 of net rental profit.<\/p>\n<h2>London rents above the national average<\/h2>\n<p>Latest ONS data reveals that national private rents are set to touch 5% to \u00a31,360 per month. London rents rose by 4.3% and are currently at \u00a32,265; about 67% above the UK average. This news comes as the Renters\u2019 Rights Act will begin to be implemented from May 2026.<\/p>\n<p>This act will further remove Section 21 \u2018no-fault\u2019 evictions and introduce additional standards across the rental sector.
