But the reality is that your UK tax duties don&#8217;t always end once tax is pulled from your rent.<\/p>\n<p>Most non-resident landlords still have to declare their rental income directly to HMRC by filing a <a href=\"https:\/\/www.benhams.com.hk\/services\/london-property-tax-return\/\">non-resident landlord UK tax return<\/a> through Self Assessment return. The tax deducted is essentially an advance payment rather than necessarily your final UK tax bill.<\/p>\n<p>When you complete your tax return, the amount already paid through the scheme can generally be set against your overall UK tax liability. This means you could have more tax to pay, or potentially be due a repayment.<\/p>\n<h2>Can you receive UK rent gross?<\/h2>\n<p>Yes. Non-resident landlords can apply to HMRC for permission to receive their rental income without tax being deducted at source. Individuals generally use form NRL1 for this.<\/p>\n<p>However, receiving rent gross does not mean the income is tax-free. If you need to register for Self Assessment for the previous tax year, you generally need to tell HMRC by 5 October.<\/p>\n<p>Missing a deadline can result in penalties and interest, so it is worth keeping these dates in your calendar.<\/p>\n<h2>Is Capital gains tax separate from a rental tax return?<\/h2>\n<p>Yes. Rental income and Capital Gains Tax are separate considerations.<\/p>\n<p>If you are non-resident and <a href=\"https:\/\/www.benhams.com.hk\/services\/london-property-selling\/\">sell UK property<\/a> or land, you generally need to report the disposal to HMRC.
