Own a piece of Andermatt Swiss Alps – A rare opportunity in Switzerland

Andermatt offers the best of Swiss Alpine mountain living year-round, nestled between soaring mountains and luxuriant vegetation in Switzerland’s Ursern Valley. It is an integrated holiday destination with luxury hotels, a prime ski resort, a 18-hole golf course, and state-of-the-art leisure facilities that draw a steady stream of Swiss and international visitors. Andermatt’s development includes residential properties, which have also enjoyed resilient interest from buyers around the world.

Favourable conditions for international buyers

Andermatt has a distinct feature that makes it stand out – it is the only place in Switzerland where foreigners can buy property without being subjected to restrictions. Under Switzerland’s “Lex Koller” legislation, foreign buyers face stringent stipulations that make it difficult to own Swiss properties. Andermatt, however, was granted an exemption from these regulations.

Residential properties are part of Andermatt’s development, which has attracted persistent interest from buyers all over the world. Andermatt has a distinguishing feature: it is the only place in Switzerland where foreigners can purchase property without restrictions. Foreign buyers face stringent stipulations under Switzerland’s “Lex Koller” legislation, making it difficult to own Swiss properties. However, Andermatt was given a waiver from these rules.

Other distinct advantages include low tax rates, the absence of gift or estate taxes, and some of the most benevolent inheritance laws in the world. Switzerland’s top banks, like UBS or Credit Suisse, are typically willing to lend up to 70%* of the purchase price, making it quick and simple to obtain a mortgage there.

The breathtaking journey takes only 90 minutes^ from Zurich, two hours from Milan, and four hours^ from Munich. If you prefer to fly, the airports in Zurich, Basel, Lugano, and Milan are all options. Exclusive launch in Hong Kong – Yara

Perfectly located in the heart of Andermatt Reuss on a new piazza with views down the valley, Yara offers a one-bedroom unit of 993.5sq ft and two-bedroom units with sizes starting around 1,011 sq ft. There are also three-bedroom units starting at 1,292 sq ft and five duplex penthouse units starting at 1,615 sq ft. The prices for the units begin at CHF1.28 million*.

Traditional alpine features like wooden shingles and a structured roof are incorporated into Yara’s architectural design for its exterior, helping to shield the structure from the harsh alpine elements.

The building’s interior, on the other hand, features softer design elements that evoke a sense of cosiness and comfort. These include the building’s round-cornered walls, muted-colored floors, and floor plates that have a pentagonal design modelled after a blooming rose. It is a very welcoming and warm design.

The juxtaposition of traditional architectural features with elegant contemporary design creates a lovely aesthetic that residents will appreciate. Yara’s interior design was created by architect and interior designer David Marquardt of Zurich-based firm MACH, while the exterior was designed by Basel-based Blaser Architekten. Marquardt also contributed to the Silva development’s design in Andermatt.

Year-round alpine living

Andermatt, which is part of the Swiss Alps, is blessed with long pistes and perfect snow conditions throughout the winter, making it the perfect location for skiing and other snow sports. The SkiArena Andermatt-Sedrun in Andermatt, Switzerland, has established a reputation as one of the top ski resorts in the world, offering both leisurely days on the slopes and more challenging experiences on challenging mountain trails.

Following a new partnership signed this year between ASA and New York-listed mountain resort company Vail Resorts, Andermatt’s ski offerings are anticipated to be further improved. Vail Resorts, which manages a number of ski resorts throughout the US, announced in August that it would invest CHF 149 million in SkiArena Andermatt-Sedrun in exchange for a controlling interest in the resort’s holding company. The majority of the investment proceeds will go toward expanding the resort’s recreational opportunities and ski infrastructure.

While Andermatt is known for its skiing in the winter, there is another, equally beautiful aspect of the alpine lifestyle on display during the warmer months. This includes lush, scenic landscapes that provide a wide range of outdoor activities like hiking and cycling.

Furthermore, developments in Andermatt, such as the hotels The Chedi Andermatt and Radisson Blu Reussen, an award-winning golf course, and the Andermatt Concert Hall, provide visitors with a plethora of culinary offerings, leisure facilities, and cultural experiences.

Investment appeal

According to UBS, prices for Swiss vacation homes rose almost 10% y-o-y in 2021, the biggest jump in the past 12 years. In its annual report that ranks Swiss destinations by prices of vacation homes, Andermatt came in at number 10 for this year’s rankings, four positions higher than the 16th-place ranking it garnered the previous year. The report also highlighted that property prices in Andermatt rose 10% y-o-y in 2021.

The report’s findings are consistent with the rising demand for Andermatt real estate as well as the potential for long-term capital growth for Andermatt property owners. Prices are expected to rise as the developer builds more residence buildings, helped by Andermatt’s expanding popularity as a lifestyle destination. International buyers now have a prime opportunity to capitalise of Andermatt’s long-term potential with the launch of Yara.

Apartment owners at Yara have the choice to make their space available to visitors through the rental programme run by the Radisson Blu Hotel. While keeping use of their property while they are in town, owners can anticipate an annual return.
